A licensed residence providing care, room and board for up to six adults in an ordinary house rather than a large facility. Washington licenses adult family homes under chapter 388-76 WAC.

Older adults who do better in a small, quiet household than a large building — including people living with dementia or memory loss, and people managing a mental health condition. We currently hold DSHS specialty designations for both.

Help with the activities of daily living, medication management under RN delegation, dementia and memory care, mental health care, respite and short stays, and coordination with hospice at end of life.

Medications are given and recorded under RN delegation, coordinating with each resident’s own physician or nurse practitioner (with in-home visits available through Seva Medical). Residents may keep their own doctors.

We reassess and coordinate with the resident’s providers. If needs move beyond what a licensed adult family home can safely provide, we will tell you honestly and help plan the next step.

The home is licensed for up to six residents and is staffed around the clock. A caregiver is present in the home 24 hours a day. With six residents, families see the same caregivers day after day.

Both are available. Private rooms start at $6,500 per month and shared rooms at $5,500, with the exact rate confirmed after an in-person assessment.

Yes. The home is single-level, with grab bars and a roll-in shower, and is arranged for walkers, wheelchairs and other mobility aids.

Three home-cooked meals daily at regular times (breakfast 8–9 AM, lunch 12–1 PM, dinner 5–6 PM), with snacks on request. We accommodate doctor-ordered therapeutic diets — diabetic, low-sodium, soft-texture — as well as allergies and religious, cultural and personal preferences.

Private rooms start at $6,500 per month, shared rooms at $5,500. A monthly rate is room and board plus a care level and any assessed services, confirmed after an in-person assessment. Use the estimator to build a figure.

Yes. We currently hold a Washington State Medicaid contract and consider both private-pay and Medicaid-eligible applicants at admission. Direct Medicaid admission depends on suitable bed availability, our ability to safely meet assessed needs, and a CARE-assessed rate of at least $125 per day.

The home generally seeks 36 months of private-pay funding before a planned conversion, with 120 days preferred written notice — both may be adjusted by written agreement at admission. Converting to Medicaid is never, by itself, a basis for discharge.

A $1,500 one-time community fee and a $3,000 refundable security deposit, with a one-month minimum initial stay. Full refund and retention terms are provided in writing before payment. Per Washington law, deposits and supplemental payments are not collected from Medicaid residents on services the Medicaid per diem covers.

Yes. We welcome families to tour in person, meet the caregivers, and ask the questions that matter.

We keep families closely in the loop and reach out promptly about any change in a resident’s condition. You are welcome to call and speak with a caregiver directly.
